Creating a Home for Every Generation

More and more households are rethinking what “home” means. Whether it’s aging parents moving in with adult children, adult children returning home for a season, or homeowners planning ahead for the future, multi-generational living is on the rise across East Tennessee and beyond.

For many, this shift connects to a growing desire to age in place, i.e. to remain in a familiar home and community for as long as possible while maintaining comfort and independence. But creating a home that supports multiple generations or changing needs takes thoughtful planning.

Here are some real estate considerations to keep in mind:

1. Look for Flexible Floor Plans

When searching for a new home or evaluating your current one, consider layout flexibility. Homes with a main-level bedroom and full bath make it easier for household members of all ages and abilities to live comfortably. Bonus rooms, finished basements, or converted garages can provide private living areas, and some newer homes even include dual primary suites or separate living wings designed for multi-generational households.

2. Accessibility Starts with Simple Upgrades

You don’t have to sacrifice design or style to make a home more accessible. Small updates such as wider doorways, curbless showers, lever-style door handles, and non-slip flooring can make daily life easier and safer.

If you’re planning a remodel, think ahead: reinforced bathroom walls can support future grab bars, and stacked closets could allow for a future elevator installation. These small steps can make a big difference over time.

3. Separate but Together: Privacy Matters

Successful multi-generational living often depends on having both shared and private spaces. Some consumers may want to consider homes that include secondary living areas, kitchenettes, or private entrances that provide independence while keeping everyone connected. Outdoor living spaces—like screened porches, patios, or decks—can also offer quiet retreats.

In some areas, accessory dwelling units (ADUs) or guest cottages are allowed under local zoning regulations. These smaller, self-contained spaces can be an excellent option for households wanting both proximity and privacy.

4. Think Long-Term: Resale and Adaptability

Even if you’re planning to stay put, it’s smart to consider resale value and adaptability. Homes designed or renovated with accessibility in mind often appeal to a broader range of buyers. As more people look for homes that can accommodate changing needs, these features will likely become even more desirable.

A knowledgeable real estate professional can help you determine which upgrades will best serve your household now and support your investment later.

5. Start the Conversation Early

Whether you’re caring for an aging relative or planning for your own future needs, starting the conversation early makes the process smoother. Your trusted Wallace REALTOR® can guide you through options—from finding homes with flexible layouts to connecting you with specialists in accessibility renovations.

The Bottom Line

Aging in place isn’t just about getting older—it’s about creating a home that works for every stage of life. With thoughtful planning, today’s homeowners can design or find homes that provide comfort, connection, and independence for years to come.

If you’re exploring ways to make your next move one that supports your household’s future, a Wallace Real Estate professional can help you find a home that grows with you.

Safety Tips for Use & Recyling of Lithium-ion Batteries

*This article was re-printed from the National Fire Protection Association website.

Most of the electronics in our homes — smartphones, tablets, power and lawn tools, laptops, e-cigarettes, headphones, and toys, to name just a few — are powered by lithium-ion batteries. However, if not used correctly or damaged, lithium-ion batteries can overheat and start a fire or explode. In response to these potential risks, the National Fire Protection Association® (NFPA®) – the official sponsor of Fire Prevention Week™ for more than 100 years – has announced “Charge into Fire Safety™: Lithium-Ion Batteries in Your Home” as the theme for Fire Prevention Week, October 5-11, 2025.

“Lithium-ion batteries are powerful, convenient, and they’re just about everywhere,” said Lorraine Carli, vice president of Outreach and Advocacy at NFPA. “Making sure the public knows how to use them safely is critical to minimizing the potential risks they pose.”

According to NFPA, devices powered by lithium-ion batteries are largely used without incident. However, reports of fires and explosions involving lithium-ion batteries have been on the rise in recent years, reinforcing the importance of better educating the public about how to use, handle, and recycle them safely.

This year’s Fire Prevention Week theme, “Charge into Fire Safety™: Lithium-Ion Batteries in Your Home,” provides the information, guidance, and resources needed to buy, charge, and dispose of/recycle lithium-ion batteries safely, with a focus on the following messages:

BUY only listed products

  • When buying a product that uses a lithium-ion battery, take time to research it. Look for a stamp from a nationally recognized testing lab on the packaging and product, which means that it meets established safety standards.
  • Many products sold online and in stores may not meet safety standards and could increase the risk of fire.

CHARGE devices safely

  • Always use the cables that come with the product to charge it. Also, charge the device in accordance with the manufacturer’s instructions.
  • If you need a new charger, buy one from the manufacturer or one that the manufacturer has approved.
  • Charge your device on a hard surface. Don’t charge it under a pillow, on a bed, or on a couch. This could cause a fire.
  • Don’t overcharge your device. Unplug it or remove the battery when it’s fully charged.

DISPOSE OF/RECYCLE batteries responsibly

  • Don’t throw lithium-ion batteries in the trash or regular recycling bins because they could catch fire.
  • Recycling your device or battery at a safe battery recycling location is the best way to dispose of them. Visit www.call2recycle.org to find a recycling spot near you.

Fire Prevention Week is celebrated throughout North America every October and is the oldest U.S. public health observance on record. For more than 100 years, Fire Prevention Week has worked to educate people about the risk of home fires and ways to minimize them. Local fire departments, schools, and community organizations play a key role in bringing Fire Prevention Week to life in their communities each year and spreading basic but critical fire safety messages.

September 2025 Real Estate Market Update: What You Need to Know

East Tennessee Real Estate Market Update – September 2025

As we move into the final months of the year, East Tennessee’s real estate market continues to show signs of balance. While new listings are beginning their usual seasonal slowdown, steady pricing and healthy inventory levels signal that the market remains strong and active.

Here’s a look at how things shaped up in September 2025.

New Listings

New listings were higher this September than in the same month of previous years, though a typical late-summer slowdown has begun. It’s common to see fewer new homes enter the market beginning in August, meaning buyers may have fewer “fresh” choices as the year winds down.

For buyers, this could mean two things: some may choose to wait until spring for more options, while others may face greater competition for available homes this fall. Interest rate trends will likely guide those decisions in the months ahead.

On the luxury side, listings in this category have remained fairly steady since June, indicating consistent seller confidence at the higher end of the market.

Active Listings

Active listings across East Tennessee remain noticeably higher than in 2024. This growth reflects a combination of strong listing activity and slightly longer time on the market for many homes.

Luxury properties priced at $800,000 and above have also increased steadily this year, giving buyers in that segment more choices than they’ve had in recent seasons.

Homes Under Contract

After a dip from July to August, the number of homes that went under contract in September rebounded slightly and outpaced the same month in recent years. That’s a positive sign for fall closings and suggests continued buyer engagement despite seasonal shifts.

In the luxury market, pending sales remained relatively steady from August to September—another indicator of a stable, balanced market.

Closed Sales

Because of the dip in pending contracts in August, September closings also experienced a slight drop. However, this mirrors the same pattern we’ve seen in previous years, reminding us that these fluctuations are seasonal and expected. The exceptions to that trend were the extraordinary pandemic years of 2020 and 2021, which don’t reflect typical market behavior.

Months of Supply

Inventory levels (measured by months of supply) tell an important part of the story. Homes priced between $650,000 and $800,000 saw a decrease in supply, while those priced above $800,000 saw an increase. That means more high-end homes are staying on the market longer, contributing to higher supply in that tier.

Overall, East Tennessee’s market is now sitting at just over six months of supply—historically considered a balanced market. While things may feel slower than in recent years, this level of activity is healthy and normal.

Median Sales Price

For homes priced above $800,000, the median sales price was just over $1 million in September. That suggests a strong concentration of sales in the true luxury range.

Across the broader market, median prices have held steady for an impressive 21 consecutive months. While national headlines may mention “falling prices,” much of that likely reflects inflated list prices being adjusted downward—our actual closing prices remain stable.

Days on Market

Luxury properties are taking longer to sell, with homes over $800,000 averaging more than 100 days on the market. Sellers in this price range should be prepared for a longer timeline and realistic expectations when listing their home.

What It All Means

As the East Tennessee market continues to normalize after several years of rapid change, buyers and sellers alike can take confidence in its stability. Pricing remains consistent, inventory is healthy, and opportunities exist on both sides of the table.

Whether you’re thinking about buying or selling, as your trusted Wallace Real Estate professional, I can help you navigate the market with expert insight and local knowledge.

Savoring September in East Tennessee

There’s just something about September in East Tennessee. The long, hot days of summer start to fade, the mornings turn crisp, and the evenings are made for sweaters and cozy get-togethers. It’s the perfect time to slow down, soak up the beauty around us, and enjoy all the little things that make this season special.

One of the most beloved fall traditions is a visit to a local pumpkin patch. Whether you’re bringing little ones to pick the perfect pumpkin, navigating a corn maze, or simply soaking in the autumn scenery, farms across East Tennessee offer plenty of opportunities to make memories. Many also feature hayrides, farm animals, and delicious seasonal treats that make the trip feel like a step back in time.

September is also a season for connection. Maybe that means gathering friends for a backyard bonfire or exploring the growing number of food and drink experiences around Knoxville. East Tennessee has a wide range of unique gathering spots, from pubs and breweries, to wine bars and eateries with cuisine of all types. Fall is also a great time to sample all the seasonal menus available at your favorite coffee shop. Let’s not forget the coffee shops and bakeries rolling out their pumpkin spice favorites this time of year.

If you’re more of a hands-on foodie, fall is the perfect season to try a cooking class. Knoxville’s culinary scene offers everything from beginner lessons to themed nights that make for a fun date. Pair that with a stop at the farmers’ market, and you’ll have all the fresh inspiration you need to bring a little taste of the season home.

And sometimes the simplest traditions are the best. Friday nights at the local high school football game, Saturdays spent cheering on the Vols, or a scenic drive through the hills as the leaves begin to change—all of these remind us why East Tennessee is such a special place to live.

At Wallace, we’re grateful to call this region home, especially during a season as vibrant as this one. However you choose to spend September, we hope it’s filled with connection, joy, and plenty of memories worth savoring.

August 2025 Real Estate Market Update: What You Need to Know

As summer winds down, the East Tennessee housing market is showing its usual seasonal shifts. Learn more about the latest trends from August and what they could mean for both buyers and sellers in the months ahead.

New Listings

Each year, August tends to bring a dip in new listings, and 2025 is no different. Between last-minute vacations and the start of school, fewer homes are hitting the market. However, with interest rates edging downward and many buyers waiting on the sidelines, the homes that do list now could see increased attention and potentially shorter days on the market.

Active Listings

Buyers in August had about the same number of active listings to choose from as they did in July. Historically, this is the time of year when inventory peaks before heading into a steady decline through fall and winter. That means now may be the sweet spot for buyers—rates are improving, and choices are still strong.

Sales Pending

Contracts written in August closely mirrored last year’s numbers, though they fell sharply from July. Typically, that kind of dip happens a little later in the season, so it’s worth keeping an eye on. Sellers should take note: competition is strong, and proper pricing is key. Buyers, meanwhile, still have a healthy number of options, but that window may not last.

Closed Units

Closings rose from July to August, which makes sense when we look back at the strong pending sales in July. These two figures often move together but about a month apart. With pending contracts down in August, September closings will likely follow suit with a decline.

Months of Supply

The supply of homes dipped in August, partly due to fewer new listings and a wave of pending sales. The luxury segment in particular saw notable activity—likely influenced by the season. Many higher-end sellers prefer to list when pools, landscaping, and lake views are at their peak, so as summer ends, this category often thins out quickly.

Median Sales Price

While the median sales price has held steady—“flat as a pancake,” as Wallace COO Claudia Stallings puts it—that stability tells its own story. Despite higher interest rates, political uncertainty, and greater competition among sellers, there’s still enough buyer demand in our region to keep prices from falling.

Average Days on Market

The average time a home spends on the market remains steady at just over two months. This consistency has been the theme all summer. Last year, days on market started creeping up in the fall, and we may see a similar trend again.

What This Means for You

For sellers, pricing competitively is more important than ever, especially with buyers having a strong set of options right now. For buyers, the combination of favorable rate movement and solid inventory makes this a great moment to act—before choices begin to narrow in the months ahead.

I’m here to guide you through the shifting market, helping you make the most of today’s opportunities.
