Are Smoky Mountain cabins good short-term rentals?
Sevier County is consistently among the strongest cabin-rental markets in the U.S., but performance varies hugely by view, bedroom count, and drive-to-town time. We help you underwrite with realistic occupancy and rate data, not listing-sheet projections.
What should I check before buying a mountain property?
Road grade and winter access, septic and well condition, slope stability, wildfire history, HOA or resort rules, and — for rentals — county and city permitting. We inspect all of these on every mountain home we show.
Do I need 4WD to live in the mountains?
For many view properties, yes in winter. Steeper developments above Gatlinburg and Wears Valley can be genuinely demanding; foothills homes in Townsend or Sevierville valleys are far gentler. We flag access honestly on every listing.
How far are the Smokies from Knoxville?
Townsend and Walland are 30–40 minutes from Knoxville; Sevierville 35–45; Gatlinburg about an hour depending on tourist traffic. Many owners work in Knoxville and live in the foothills full-time.
Can I build a cabin on mountain land?
Yes, and view lots remain available throughout the corridor — but slope, septic suitability, and road access determine real buildability. We evaluate lots with builders before you buy.
Are there mountain homes outside the tourist corridor?
Plenty — the foothills of Blount and Cocke counties, the ridges around Norris Lake, and the Cumberland Plateau all offer mountain living without tourist traffic, often at significantly lower prices.
