Prime 33.37-Acre Development Opportunity Near I-40, the Great Smoky Mountain Expo Center, and Walters State Community College

Opportunities like this are becoming increasingly rare in East Tennessee. Back on the market for reasons unrelated to the owner or property, this 33.37-acre tract offers a compelling combination of visibility, acreage, infrastructure access, and long-term development potential in White Pine.

Positioned directly across from the Great Smoky Mountain Expo Center and Walters State Community College, this property sits in a high-traffic area with strong surrounding demand drivers. The Expo Center is a regional destination that hosts more than 60 events annually, drawing hundreds of thousands of visitors to the immediate area each year. That built-in activity creates a unique setting for a wide variety of possible commercial, industrial, recreational, or mixed-use concepts.

The location adds even more appeal. With road frontage, direct interstate exposure, and proximity to I-40, the property offers excellent accessibility for businesses, visitors, residents, and future users. It is positioned less than two minutes from I-40, approximately 15 minutes from Morristown, and about 45 minutes from Knoxville, giving it regional reach while still offering the space and flexibility of a large-acreage tract.

For developers and investors, the versatility of this property is one of its strongest features. Potential uses may include industrial or manufacturing facilities, RV park and storage concepts, event-aligned commercial uses, multifamily development, or equestrian and agricultural facilities connected to the ongoing demand generated by the nearby Expo Center. With more than 33 acres available, there is room to envision a project that takes advantage of both the location and the surrounding growth.

Another important advantage is the apparent path forward for rezoning. According to the listing information, the City of White Pine and Jefferson County have already been contacted regarding a potential zoning change and have indicated that this site aligns with area growth plans. The seller is also willing to assist the purchaser throughout the rezoning process, helping create a more informed path for future redevelopment. Any intended use, zoning change, or development plan should be independently verified by the buyer.

Utilities are also within reach. Water, sewer, and power are located at the end of the road and can be brought onto the property, with estimated costs ranging from $200,000 to $350,000 depending on the scope, scale, and intended use of the project. For buyers evaluating long-term upside, that infrastructure access adds meaningful value to the overall opportunity.

The property also offers flexibility in how it could be structured. The house and 32×60 building located toward the rear of the property may potentially be split off, creating additional options for future planning, use, or resale strategy.

Property highlights include:

  • 33.37 acres in White Pine
  • Directly across from the Great Smoky Mountain Expo Center and Walters State Community College
  • High-visibility location with road frontage and interstate exposure
  • Less than two minutes from I-40

  • Potential for industrial, commercial, multifamily, RV park, storage, equestrian, or agricultural use
  • Water, sewer, and power located at the end of the road
  • Estimated utility extension cost of $200,000 to $350,000 depending on scale and use
  • Seller willing to assist with the rezoning process
  • Potential to split off the house and 32×60 building on the rear of the property

With its acreage, accessibility, surrounding activity, and future-use flexibility, this tract presents a strategic opportunity for private or institutional investors seeking a well-positioned property in a growing East Tennessee corridor.

May 2026 Real Estate Market Update: What You Need to Know

East Tennessee Market Update: What May’s Numbers Mean for Buyers and Sellers

The East Tennessee real estate market continued to show strength in May, with more listings, more pending sales, more closed sales, and a higher median sales price compared to last year. But the bigger story is balance.

This is not the ultra-competitive market many buyers and sellers remember from a few years ago, when inventory was extremely limited and homes often moved at lightning speed. Instead, East Tennessee is seeing a more selective, more balanced market where pricing, preparation, condition, and location all matter.

For both buyers and sellers, that creates opportunity, but it also makes it important to understand the market as it is today.

More Homes Are Coming on the Market

New listings were up compared to May of last year, giving buyers more options to consider. While inventory pulled back slightly from April, that is not unusual after a busy spring listing season.

For sellers, this means you are not alone in the market. Buyers have more to compare, so it is important to make a strong first impression. Homes that are priced well, prepared carefully, and presented professionally are still getting attention.

For buyers, more new listings can mean more choices and a little more breathing room. However, desirable homes are still moving, especially when they are well-priced and located in popular areas.

Buyers Have More Choices Than Last Year

Active listings continued to grow in May, which means there were more homes available than there were at this time last year. That is welcome news for buyers who may have felt discouraged by limited options in recent years.

That said, more inventory does not mean every buyer will have an easy search. Some price points, neighborhoods, and property types remain competitive. The difference is that buyers may now have more room to compare homes, evaluate value, and make thoughtful decisions.

For sellers, this shift means pricing and presentation matter more than ever. Buyers are paying attention to condition, updates, location, and how a home compares to similar properties on the market.

Buyer Demand Is Still Active

One of the strongest signs from May was the increase in pending sales compared to last year. Pending sales show that buyers are still out there and still writing contracts when the right property comes along.

Buyers may be more cautious than they were during the hottest years of the market, and affordability is still an important factor. But demand has not disappeared. Homes that are positioned well are still finding buyers.

This is an important reminder for sellers: the market is not rejecting homes across the board. It is responding carefully to price, condition, and value.

Closed Sales Improved

Closed sales were also up compared to last year and improved from April. That confirms that market activity is turning into completed transactions.

In other words, people are still buying and selling homes in East Tennessee. The pace may feel more normal than it did a few years ago, but the market remains active. Success in this environment often comes down to smart preparation, accurate pricing, strong marketing, and clear communication throughout the process.

Supply and Demand Are Finding More Balance

Even though there are more active listings, sales activity is also helping absorb that inventory. That keeps the market from becoming overly one-sided.

This is why it is difficult to describe today’s market as simply a “buyer’s market” or a “seller’s market.” The answer depends on the specific home, price range, condition, and location.

In some areas and price points, buyers may have more negotiating power. In others, sellers may still see strong interest. Local expertise matters because every segment of the market can behave a little differently.

Home Prices Are Still Holding

The median sales price moved higher in May and was up compared to last year. While price growth is not as dramatic as it was during the peak market years, values in East Tennessee continue to show resilience.

For sellers, that is encouraging. It shows that home values are still holding, but it does not mean every home can be priced aggressively. Buyers are more selective, and they are comparing options carefully.

For buyers, the takeaway is that waiting does not automatically mean prices will fall. More inventory may improve your selection, but prices are still showing strength in many parts of the market.

Homes Are Taking a More Normal Amount of Time to Sell

Average days on market was higher than last year, but it improved from April. That tells us homes may not be selling as quickly as they did during the fastest years of the market, but momentum picked up in May.

For sellers, this means it is important to have realistic expectations. A home taking longer to sell than it would have in 2021 does not necessarily mean something is wrong. However, if showings are slow or feedback is consistent, the market may be signaling that a change in price, condition, or presentation is needed.

For buyers, this can create opportunities to make more thoughtful decisions, especially on homes that have been available a little longer.

What This Means for You

The headline for May is simple: East Tennessee’s real estate market is active, but more balanced.

For buyers, that means more options, more room to compare, and possibly more opportunity than in recent years. However, well-priced homes in desirable areas are still moving.

For sellers, the opportunity is still there, but strategy matters. Pricing correctly, preparing your home well, and responding to market feedback can make a meaningful difference.

Whether you are thinking about buying, selling, or simply keeping an eye on your home’s value, the best next step is to talk with a local real estate professional who understands what is happening in your specific area and price range.

Ways to Beat the Heat in East Tennessee This Summer

Summer in East Tennessee brings plenty of sunshine, longer days, and, of course, plenty of heat. Fortunately, our region offers no shortage of ways to cool off, whether you are looking for a quick splash pad stop with the kids, a neighborhood pool day, a mountain escape, or a full-on water park adventure.

From Knoxville to Farragut, Maryville and beyond, here are a few local ideas to help you make the most of summer while staying cool.

Splash Pads for Easy Family Fun

Splash pads are a great option for families with younger children because they offer water play without the commitment of a full pool day. In Knoxville, families can check out splash pad options at parks like Carl Cowan Park on Northshore Drive, New Harvest Park in North Knoxville, Powell Station Park on Emory Road, French Memorial Park (which is adjacent to the Howard Pinkston Library in South Knox), and World’s Fair Park near Downtown Knoxville.

In Farragut, McFee Park is a popular choice, offering a splash pad along with playgrounds, walking trails, sports fields, and picnic areas. It is a great spot for families who want to make an afternoon of it.

In Maryville, Thomson Splash ’N’ Play is another fun option, with a 4,000-square-foot splash pad with spray features, play areas, shade structures, and space for families to gather.

Pools for a Classic Summer Day

Sometimes nothing beats a classic pool day. Knoxville offers several public pool options through the City of Knoxville, including indoor and outdoor facilities. In the Maryville and Alcoa area, Springbrook Pool is a seasonal favorite for families looking to swim, relax, and cool off close to home.

Neighborhood pools are also a major perk for many East Tennessee communities. For buyers, access to a community pool can be a meaningful lifestyle feature, especially during the summer months.

Mountain Streams, Waterfalls and Swimming Holes

One of the best parts of living in East Tennessee is how close we are to the mountains. Great Smoky Mountains National Park offers countless creeks, streams, and waterfall hikes that can provide a refreshing break from the heat.

Popular summer spots often include areas around Townsend, Greenbrier, Metcalf Bottoms, and other scenic mountain waterways. Just remember that natural water areas can change quickly depending on weather and water levels, so visitors should use caution, wear proper footwear, and follow posted safety guidance.

For those willing to drive a little farther, Laurel-Snow State Natural Area in Rhea County is a beautiful option to explore, especially as Wallace continues to grow its presence in the Dayton area. Located along Walden Ridge on the Cumberland Plateau, this 2,259-acre natural area features scenic creeks, steep gorges, striking geologic formations, a small stand of virgin timber, and a wide variety of plant life.

Paddle, Swim and Explore at Ijams

For a Knoxville option that feels like a mini getaway, Ijams Nature Center offers opportunities to paddle and swim at Mead’s Quarry Lake. Visitors can rent kayaks, canoes, paddleboards, and tubes, or enjoy the surrounding trails and natural scenery.

It is a great reminder that you do not always have to leave town to find a beautiful outdoor escape.

Make It a Water Park Day

If you are looking for a bigger summer adventure, East Tennessee has several water park options within driving distance. Soaky Mountain Waterpark in Sevierville offers slides, splash areas, wave pools, and attractions for a wide range of ages.

Dollywood’s Splash Country in Pigeon Forge is another popular summer destination, combining water park fun with the beauty of the Smoky Mountains.

Cool Living Starts at Home

Whether your ideal summer day includes a shaded porch, a backyard pool, a neighborhood splash pad, or quick access to the mountains, lifestyle matters when choosing a home.

East Tennessee offers so many ways to enjoy the season, and we’re here to help buyers find a home that fits the way they want to live, in summer and all year long.
